ALTA/ACSM
The American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM) have set forth standards for land title surveys. The most recent adoption of standard detail requirements by ALTA and ACSM is the 1999 Minimum Standard Detail Requirements and Classifications
Typically a lender, title company or owner will require that a survey be performed which meets the ALTA / ACSM Minimum Standard Detail Requirements for a land title survey and the selected optional Table A Options.
Many of the key benefits, aside from an accurate boundary survey clearly indicating the property lines, include encroachments across property lines or improvements into identified easements, disclosed exceptions in accordance with the Title Commitment, all major improvements as well as any items required by Table A of the ALTA Survey.
