Property Condition Assessments
Property Condition Assessments are generally performed prior to the acquisition of an existing building or during the process of refinancing. The goal of these studies is to identify any and all physical deficiencies, maintenance issues, and obvious defects. In addition, the report serves as an evaluation of components which are nearing, or have exceeded, their expected usefulness. If requested, the information can also include an opinion of costs for recommended solutions of any physical deficiency observed.
U.S. Surveyor Inc. performs property condition assessments in accordance with the ASTM E2018-01 Standard Guide for Property Condition Assessments. The scope of work can also be modified to comply with any specific requirements that you, the client, might desire.

The study begins with a review of available documentation that should include drawings, specifications, reports, and records. This preliminary phase also includes interviews with the property manager and maintenance personnel. A "walk through" of the property would then be conducted by a trained professional noting the overall condition of the property as well as locating any problems or visual defects of the structures.
