At U.S. Surveyor, our staff of qualified Engineers and Land Surveyors will take your project from concept to reality.

We begin your project by verifying submission dates to the planning and drainage authority, the site review board, and verifying that we have the current standards of the municipality.

Upon completion of all necessary surveying, (including boundary, topography, and construction control) designing your project for the utmost in cost efficiency, functionality and optimum aesthetics remains our number one goal.

Site design and the efficient and effective flow of storm water runoff is the first and foremost concern, while assuring that the adjacent lands are not inundated with excessive runoff. Generally, all municipalities require that detention water storage areas are effectively designed so that the adjacent properties and/or the receiving drainage areas do not receive increased runoff. Consideration must be given to the difference in pre and post construction rainfall runoff. This is combined with a soil erosion control plan, to insure the soils in the construction phase stay on your site.

Secondly, the consideration of balance of the earthwork for balanced cuts and fills is paramount so that the developer spends as little time as possible, either removing or adding dirt to a project site. Soil stability for endurance and minimal maintenance of paved and curbed areas is not overlooked.

Designing the storm water conveyance system for cost effectiveness is achieved with the shortest of pipe runs, as well as the minimum number of storm water inlets and, in some cases, the piping is totally eliminated with a design technique called sheet flow design." This is accomplished utilizing good design techniques combined with a superior grading plan.

Effective traffic flow and the minimum amount of paving again is a major design consideration. Cost savings to the developer in each design step is a commonplace goal of U.S. Surveyor.

Standard curbing, while occasionally required by local codes, also will only be considered for its effectiveness. Generally, concrete curbing will be utilized first where only required, and secondly to direct efficient drainage.

Traffic islands will be strategically placed for enhancement of overall aesthetics.

While this discussion is general in nature and is not intended to be an exhaustive dissertation on site engineering and development, it exists as a guide only. Larger sites have greater complexities for proper design of the sites infrastructure. The aesthetics of the project and the appeal to the buyer and/or tenant begins with U.S. Surveyor.
